Buyer-Broker Agreement

In order to dedicate the time and resources necessary to serve you most efficiently, we ask for a commitment from you. This is done by signing a buyer-broker agreement.

What Are You Signing?

You are signing an agreement for exclusive representation. This means you agree to work with our firm’s buyer specialist exclusively and not to work with any other real estate agents.

Why Should You Sign This?

You should sign this agreement for several reasons.

1. Hiring a buyer specialist who has years of experience can save you time, money and
stress.

2. Selecting a buyer specialist gives you an immediate advantage over all other competing home buyers.

3. When you commit to us, we commit to you. We will be doing several hours of work behind the scenes before showing you property to ensure you are seeing the best
property on the market that meets your criteria.

4. You will have a navigator through the entire process that is trustworthy and
knowledgeable to help steer you through any rough waters that may appear.

5. It’s free and costs you nothing. The seller will pay all commissions through the escrow.

Why Does Our Firm Require This Form Before We Will Work With You?

We are contacted by more than 400 buyers every month. While most agents are struggling to finish 6 deals annually, we have the opposite dilemma. We have more people asking for our service than we can accomodate. Therefore, we must be very selective with whom we work with. We must know you are as committed to us as we are to you. Our time is very valuable, as is yours. We limit the amount of buyers we work with per agent so we can provide you with the highest level of service and produce the results you deserve. We are most interested in assisting people who share our values and ethics, and are committed to developing a long term business relationship. Our Commitments To You:

1. We plan to spend between 5-10 hours before meeting with you reviewing the market.

2. We will call our contacts and past clients to see if any of them are considering a move
allowing you to see property not offered to the general public.

3. We will research the history of any properties we show you including what the seller
bought it for, their outstanding loan balance, their motivation to sell, if they have had any offers, and if there is any flexibility in the purchase price.

4. We will contact our network of top 100 agents in the county to let them know we have an interested buyer based around the criteria you provided us.

5. We will determine the best possible homes to show you. Furthermore, we plan to
preview every home before we show it to you. This will save you time and expedite your home search.

6. We will provide all the benefits outlined in the next chapter free of charge.

Your Commitments To Us:

1. To work with us exclusively. Not to work with any other real estate agents.

2. To write any offer to purchase property with us and not any other real estate agents.

3. To fill out a buyers questionnaire to help us understand your needs.

4. To contact us when you see any property that interests you and allow us to contact the seller or agent to arrange a showing.

5. To communicate with us weekly and let us know your schedule for the upcoming week and the best time to see homes.

6. To communicate to other agents that you already have representation. If they
have a property of interest, we can contact them directly to arrange a
showing for you.

Myths & Facts:

MYTH: By signing this form you are in no way guaranteed a professional and qualified agent
to represent you.
FACT: By signing this Buyer-Broker Agreement you will have a professional with years of
experience representing your best interests.

MYTH: If you buy a home after signing this agreement you will have to pay our firm a commission.
FACT: The seller will pay any commission to us.

MYTH: You will only be shown a limited number of homes.
FACT: We will show you any active homes on the market that are cooperating with real estate agents.

MYTH: Our availability is extremely limited.
FACT: We will be by your side every step of the way throughout your purchase.

MYTH: The areas we specialize in greatly limits the number of neighborhoods that are available to show our clients.
FACT: We specialize along the coast of San Diego and have selected properties from over 200 neighborhoods to show you.

MYTH: We work part-time.
FACT: Our agents average over 50 hours per week.
