I was recently speaking with one of my favorite San Diego real estate reporters, Lily Leung with the Union Tribune. She was running a story and asked me if I was pro or anti-syndication and my thoughts on certain syndicated sites like Zillow, Trulia and Realtor. (Syndication means the auto syncing between listings in the Realtor MLS database and other third party websites like Zillow.)
We are pro-syndication. For years I resisted until I truly discovered the power of Web 2.0 and all of the perks that came with it like Trulia and Zillow, and how they directly benefit my clients. The natural hunter in each buyer is able to be unleashed within these online platforms. Buyers love it and sellers can easily find out roughly what their San Diego homes are worth in mere nanoseconds.
I believe the resistance stemmed from the past when realtors felt in control of the information that was accessible to them and their clients. I am a strong advocate of free information and transparency so in the best interest of each local San Diego community and home buyer we give it a big thumbs up. Long term these platforms are the beginning of a long overdue reinvention of the real estate industry. I believe tools like these will help progress the industry into a less stressful experience for the user by helping them identify the homes they want faster.
Realtors must come up with creative ways to utilize these platforms, rather than black listing them in hopes that in time they will fade away.
Bottom line = Give the homeowners what they want! This definitely includes listing syndication, freedom of information (MLS listings) and everything Web 2.0 has to offer.
These platforms are like the new kids on the block...the dust is still settling. Kudos to them for inventing the technology that we have been waiting years for that our local MLS did not offer first. I would not be surprised if Zillow and Trulia replaced or acquired the MLS platforms in the very near future. It is kind of like watching Apple overcome their competitors inch by inch."
What real estate website is the best one to find a home?
We recommend using all the sites. Each site has certain characteristics and search capabilities that the others do not offer. We will provide our clients with one on one training on how to maximize each site as they begin their search for a home in San Diego.
